01Overview

Bulk roof condition surveys by drone for councils, housing associations and estates, with consistent, prioritised condition data for every building and no scaffolding.

For a council or housing association, the hard part of a stock condition survey is the roofs. There are hundreds or thousands of them, most can only be seen properly from height, and scaffolding every block just to look is out of the question. So roof condition is often estimated from the ground, from age, or from the last repair, and capital budgets are set on guesswork.

A drone roof survey programme changes that. Our crews work through an estate street by street, photographing every roof at close range, typically in well under an hour per building and many buildings in a day on compact estates. Every roof is graded to the same standard and reported in the same format, so you can compare buildings fairly and target investment where it is needed.

We fly an enterprise inspection drone with a high-resolution zoom camera around the whole roof, capturing every slope, ridge, valley, chimney stack, flashing, dormer and gutter line from several angles. The imagery is reviewed and turned into a roof condition survey: each defect located, photographed, described and given a priority, so you know what needs doing now, what can wait, and what to ask a roofer to price.

Alongside the individual reports, you receive a portfolio condition schedule: one row per building, keyed to your own property references or UPRNs, with element-by-element condition ratings and priorities, ready to import into your asset management system or stock condition database. Our work is procurement-ready, with Constructionline Gold, SSIP health and safety accreditation, CAA Operational Authorisation and full insurance.

    Brief and access check

    We confirm the address, the parts of the roof you are concerned about and any history of leaks or repairs, then check airspace, neighbours and take-off space.

  2. Step 02

    Permissions and safety

    Flight planning, risk assessment and any airspace permissions are arranged in advance. On the day, the crew briefs anyone affected and keeps a safe area around the take-off point.

  3. Step 03

    Close-range roof survey

    The drone flies around the whole roof, capturing overlapping close-up stills and video of every slope, stack, valley, flashing and gutter line.

  4. Step 04

    Review and assessment

    Imagery is reviewed on large screens and each visible defect is located, described and graded by priority.

  5. Step 05

    Report and imagery

    You receive an annotated PDF condition report plus the full set of photographs and video, ready to share with contractors, insurers or residents.

The price depends mainly on the size and complexity of the roofs, how many buildings are involved and how detailed the report needs to be. Portfolios and multi-building programmes are priced per building or per day, which keeps the cost per roof down. We give a fixed quote after a quick look at the addresses and your brief.

Yes, as part of a condition survey. Alongside the roof we capture chimney stacks, parapets, gables, stonework and high-level façades, so building surveyors and asset teams can assess the parts of a building that cannot be seen from the ground. Where you need a measured 3D model of a building, we provide that through our photogrammetry service.

A roof condition survey records the visible condition of the roof covering and its details: slates or tiles, ridges and hips, valleys, flashings, chimney stacks, dormers, rooflights, gutters and downpipes. Each defect is located, photographed, described and given a priority, and you also receive the full set of photographs and video.

Most of our roof work is for property managers, estates teams, factors and surveyors, but we do help homeowners, particularly with tall, steep or hard-to-reach roofs where scaffolding would be expensive. For a quick look at a single bungalow or low house, a local roofer may be the more economical first step.

No one needs to go on the roof, and we rarely need to enter the building. We need a safe space nearby to take off and land, and we will let you know in advance if we need permission from a neighbour or landowner.

It replaces the need to get up on the roof, not the professional judgement. Many of our clients are surveyors who use our imagery in their own reports. Our condition report describes what is visible; where something needs a closer look or intrusive investigation, we say so.

Yes, when the flight is planned and flown under the right CAA authorisation. We hold a CAA Operational Authorisation, plan every flight in advance, minimise imagery of neighbouring properties and people, and handle any airspace permissions near airports.

Yes. Drone inspection is well suited to listed and heritage buildings because nothing is fixed to the historic fabric. For tenements and blocks with several owners, the report gives everyone the same independent picture before repairs are agreed.

Our photographs are dated and geotagged, and the report describes the damage clearly, which insurers and loss adjusters find useful as evidence. Whether a claim is accepted is always a matter for your insurer.

We only fly in dry conditions and within the aircraft’s wind limits, because rain and strong wind affect both safety and image quality. If the forecast turns, we rebook at the earliest suitable slot at no extra cost.

The condition report and full image set typically follow within two to three working days of the visit. For urgent storm damage we can often share key photographs the same day.
